| Before You Build
|

Building a new prefab home begins long before the foundation is poured. Listed here are the four most important steps you should take to avoid costly mistakes during the construction process. |
1. Establish a Budget
Go to the bank and qualify for a mortgage amount. Some factors to consider are:
Think about how much you can afford to spend and how much building your new home is likely to cost. Chances are you will need a construction loan and a mortgage. It's not too early to find out what size loan you qualify for and knowing the approximate costs will help you modify your building plans to meet your budget. To provide you with some preliminary guidelines, a good place to start is to find out what new home builders in your area are selling their houses for per square foot
We will do our best to source lending for contractors or spec. home builders.
2. Select a Lot
Whether you are building your home in a suburban development or on a site with sweeping ocean views, you will almost always need to choose the land before you select floor plans as your lot expenses will help determine your overall budget. In addition, you (and any professionals you hire) will need to investigate factors such as soil condition, drainage, zoning and building codes in the region. Check with your local county/city for applicable building restrictions and codes.
3. Choose A Plan
Many new homes are built using stock plans from a catalog. The builder or home designer may make minor modifications in room size, window style or other details. A custom-designed home, on the other hand, is created specifically for the family which will live there. In most cases, custom-designed homes require the services of a licensed architect. Whether you opt for a stock or custom design, you would be wise to choose a plan that will meet your needs for many years to come.
3. Arrange your Team
BuildandSave.com will assist you in any way we can at this stage. You will need a team of experts to start the design and construction of your house. Key players will include: a builder, an excavator, a surveyor and a home designer. It is imperative at this point to have a plan idea in mind and to get the plan process started.
4. Negotiate an Agreement
Move towards getting things in writing which would include an agreement for materials, labor, design and all other aspects of your new home project. A new home agreement will specify line items for your budget.
