Design Services for Custom Homes

  1. Once you've decided on the plan you want, we can provide you with a preliminary budget number to make sure your budget is in line.
  2. Once approved by you, a designer will complete your modifications upon receipt of a plan deposit
  3. The approximate time for house plans to be completed is 3-6 weeks.
  4. If your plans require engineering specific to your county or city, this can take approximately 4-8 weeks. At this point we would provide you with a preliminary quote as to what this will cost.
  5. Once we receive your plans back from the engineer, we will back-draft the changes at $65 an hour. The average for these changes takes about 3-4 hours.
  6. You will then receive a completed set of drawings with up to 10 sets
  7. At this point you will submit the plans to a mortgage lender, local building department, and all of the subcontractors who will work on your foundation, electrical, plumbing, heating and air conditioning, carpentry work, etc.
The plan blueprints will be needed for: mortgage lender appraisal, building department permits, and subcontractors working on foundation, electrical, plumbing, heating & air conditioning, carpentry work, etc. Throughout the process you will be able to correspond with our design and sales staff who will be able to answer your questions and address any concerns you may have. Some Tips on the Process:

1. Land first, then house
It's better to make the house fit the land rather than try to make the land fit the house. Also, the size and shape of your lot affects the type of home you can build. You also want to take advantage of the views for window placements etc. Pre-purchasing the land will also help you stay on budget for the rest of your project.

2. Floor Plans first, then Exterior
Don't judge a home by its appearance; it’s the inside that matters. You will spend 90% of your time inside anyway. Usually a house's exterior can be changed with different windows, modified roof lines, and other exterior details. Most plans can be worked to accommodate any architectural style.
